in a position to exit the investment at anytime, with
the surrounding development and the fact that once completely
sold this land will consist of around six hundred building
plots all with planning, we feel that it will not be

take up a multiple plot investment.
The Buying Process Consists Of 5 Stages As
Follows:
Stage 1 Reservation
The investor completes a reservation
form and submits this with a colour copy of their passport
to 1st offplan.
We then request the reservation deposit of €2000 which
is passed onto our agents in Romania, €700 is immediately
sent to the lawyer (approx €200 legal fees, €500 to
capitalize the company and other associated fees). The
remainder of the funds are then sent to the bank to
open the company bank account, when it is opened confirmation
letter sent to the investor.
Stage 2 Power of Attorney
Romanian lawyer sends Power of Attorney documents to
the investor.
Investor returns signed and notarised Power of Attorney
documents which are forwarded to the office in Romania.
Stage 3 Company Formation
Romanian company created, and bank account opened.
Company documents forwarded to the investor.
The investor then sends funds for the land to their
company bank account.
Stage 4 Land Transfer
Funds are transferred from the investors company account,
and land transfer takes place in front of the Notary.
Land transfer documents are sent to the investor.
Stage 5 Land Registry
The land registry in Romania records the transaction
in their books.
The land registry documents are sent to the investor.
Expected additional costs
Invoices raised by the Lawyer/Accountant and sent to
the Investor
€50 per month accounting fees until the company is created,
and land transfer takes place.
€50 per quarter thereafter for the company accounting
fees
Approx 2.5% to 5% total land transfer Tax/Notary fees.
Once the buying process has been completed,
you are then in a position to exit your investment at
your leisure.
